Own It Vista was designed, developed, and constructed with long-term durability, functional design, and owner usability in mind.
Own It Vista was developed and constructed by a team with direct experience in both commercial real estate development and construction, allowing the project to be designed with a strong focus on long-term building performance and owner usability. Rather than following a typical speculative flex building model, the development team approached the project from the perspective of businesses that would ultimately occupy the space—emphasizing structural durability, functional warehouse design, and professional office environments. This hands-on approach allowed careful attention to construction quality, site infrastructure, and building systems throughout the project.

Own It Vista was developed by Own It Storage Vista, a father–daughter development company led by Jeff Skinner and Barbara Clinard. The project was conceived with a focus on creating flex industrial condominiums that combine professional office environments with functional warehouse space—allowing businesses to own their facilities rather than lease.
The development team emphasized long-term durability, modern architectural design, and operational flexibility to support a wide range of commercial uses including contractors, professional services, technology companies, light manufacturing, and regional headquarters.

General contracting for the project was performed by Envision Constructors, led by Barbara Clinard. With decades of construction experience and direct oversight of the project, the development team maintained close control over building quality, construction sequencing, and material selection throughout the project.
This integrated developer–builder approach allowed construction decisions to prioritize long-term performance, durability, and operational efficiency rather than minimum-spec speculative construction.

Built to a Higher Standard Than Typical Flex Buildings
Own It Vista offers high-end industrial flex condominiums designed for companies seeking more than just a warehouse—ideal for office/warehouse operations, R&D users, professional services, contractors, technology firms, and light manufacturing.
The building was constructed using a pre-engineered steel structural system with insulated metal panel construction, providing long-term durability, energy efficiency, and reduced maintenance requirements.
Exterior materials include insulated metal panels, cultured stone accents, and cement board siding, creating a modern commercial aesthetic designed for long-term performance.
The site was developed with full concrete drive lanes and parking areas (no asphalt), providing superior durability, higher load capacity for commercial vehicles, and reduced long-term maintenance.
The project was engineered to support modern business operations with:
• 14' × 14' drive-in overhead doors
• 200A three-phase power (upgradable)
• Clear heights up to approximately 29 feet
• Mezzanine office opportunities
• ESFR fire sprinkler systems
• Abundant natural light from skylights and storefront glazing
• Elevator access to second floor office units
This design allows each unit to be customized through owner build-out to support a wide range of commercial uses.
Site Infrastructure
In addition to the building structure itself, the project was designed with durable long-term site infrastructure. Concrete drive lanes and parking areas were selected in place of asphalt to support heavier vehicle loads, improve long-term durability, and significantly reduce maintenance over time.
Roof drainage from the building is captured through the gutter system and conveyed into an underground storm sewer network, directing runoff away from the building and site surfaces. This system improves long-term drainage performance, reduces surface water accumulation, and helps protect drive lanes, parking areas, and landscaping from erosion and premature wear.
The result is a site designed to perform reliably over time with fewer maintenance issues than typical flex-industrial developments.
