• Air conditioning can be added during build-out by installing a condenser and line set routed from the mechanical room.
• Units offer flexible options for office, warehouse, studio, lab, and specialty climate-control needs
INTERNET & CONNECTIVITY
Connectivity options for all users:
• Each unit includes Comcast coaxial drops for immediate high-speed cable internet access
• Fiber internet is available on-site and can be extended from the electrical room to any unit as part of the build out
• Fiber connectivity supports commercial speeds up to approximately 1–2 Gbps depending on provider.
• Ideal for tech, lab, design, studio, and high-bandwidth users
• Simple pathway routing allows clean installation without impacting warehouse operations
Building Envelope & Site Construction Quality
Own It Vista was built to a higher structural and durability standard than typical flex–industrial projects. The exterior envelope uses insulated metal panels, cultured stone, and cement-board siding, creating a modern architectural appearance with exceptional thermal performance. Exterior insulation values include R-21 walls and an R-41 roof, providing long-term energy efficiency and a comfortable interior environment for office or warehouse use.
All exterior wall and roof systems are designed to be weather-tight and impenetrable, delivering superior protection from Colorado’s temperature swings, wind, and moisture. The building structure is engineered for long service life with low maintenance requirements.
Beyond the building itself, the property features professionally designed landscaping, including mature trees, seasonal plantings, and irrigated beds that enhance curb appeal year-round. The site includes two separate entrances and monument signage at each entry, maximizing visibility and professional presence for business owners.
